In this report, we see the sold activity from January 1 – December 10, 2023.

Condos, Homes, Land

Jalisco With 1,795 Active Condos for Sale, with 642 Under Contract Pending to Close. Sold through December 10 are 578 units. Sales volume is USD 244,493,768, with an average sales price of $423,000, up 11% from last year.

Nayarit has 1,196 Active Condos for Sale, with 410 Under Contract Pending to Close. Sold through December 10 are 383 units. Sales volume is USD 150,366,938, with an average sales price of $392,603, up 29% from last year.

Homes

Puerto Vallarta has 361 Active Homes for Sale, with 108 Under Contract Pending to Close. Sold through December 10 are 105 homes. Sales volume is USD 52,287,480, with an average sales price of $497,975, down 6% from last year.

Riviera Nayarit has 499 Active Homes for Sale with 131 Under Contract Pending to Close. Sold through December 10 are 135 homes. Sales volume is USD 105,892,164, with an average sales price of $764, 388, up 62% over last year.

Sierra Madre, Jalisco has 21 active listings for sale, with 4 Under Contract Pending to Close. Sold through December 10 are five homes. Sales volume is USD 4,025,528, with an average sales price of $805,106, up 228% over last year.

Land

Puerto Vallarta has 171 active listings for sale, with 35 Under Contract Pending to Close. Sold through December 10 are 34 lots. Sales volume is USD 8,238,867, with an average sales price of $242,231, down 7% from last year.

Riviera Nayarit has 201 active listings for sale, with 26 Under Contract Pending to Close. Sold through December 10 are 18 lots or tracts. Sales volume is USD 13,195,006, with an average sales price of $733,056, up 5% from last year.

Sierra Madre, Jalisco has 54 active listings for sale with 1 Under Contract Pending to Close. No land has been sold through December 10, 2023.

We also report in our market on sales in Guadalajara. Guadalajara does not currently have an MLS system for sales reporting.

Grand totals for these three categories as of December 10 are: 4,325 active listings with 1,360 Under Contract Pending to Close. Sold through December 10 are 12,260 properties. Sales volume is USD 578,755,053, with a sales price of $459,329, up 19% over last year.

We can separate our condo sales by Preconstruction. For 2023 we show:

Jalisco Sold through December 10 – 616 condos, of which 270 are Resales and 345 are Preconstruction.

Nayarit Sold through December 10 – 398 condos, of which 138 are Resales and 260 are Preconstruction.

This year has been a good one for us. 2022 has been our biggest sales volume year since we began the FBS MLS database.

We are the only MLS database we know of in Mexico that vets the listings before they are eligible to be entered into our database and sent as flex inventory for sale. We have done our best to establish that the seller is the rightful owner of the property, and there are no liens unless noted such as a mortgage. We will continue to work to have our data the most reliable so that all of us know the current prices and the differences in the areas where we take listings.
