Condominium Sale Highlights
Our 2024 market is not off much. Emiliano Zapata, or Romantica Zone, has sold the most condos in the Bay (from reporting agencies). Sales volume is over 54,000,000 USD with a slight drop in average price to 510,000 USD per.
The second is Ocean Side Community in Nayarit. More than 22,000,000 USD has been sold, and the surprise is the jump in average sales price from the 400,000-dollar range to over 750,000, with an average of 4 percent off the listed price.
Compared to last year, total condo sales reported today are over 274,000,000 USD, down 13% compared to 2023, with an average condo price of $487,000 for all communities.
Homes Sales Highlights Mismaloya was a surprise with sales of 6,500,000 USD, with an increase in villa prices to 1,500,000 USD, which was up 38%, with an average discount of 5%. And, San Pancho has come through so far with 6,000,000 USD as of today. The average house sale is over 835,000 USD, up 34%, with no discount off the list. Home sales in all communities reporting to date are 88,400,000 USD, down 12% from last year. The average home sold for 546,000 USD, down 6%, with a 1% discount.
Land Sales Highlights 9,545,000 USD in land, down 57 percent, with 239,000 USD an average sales price, down 34% from last year. As of today, the two big tracks sold are $1,900,000 in Amapas and 3,600,000 USD sold in Punta del Burro. Total Sales: over $371,000,000 has been sold in all these three categories, down !5% from last year. Average sale was 486,196 USD, up 10% from last year. Preconstruction sales account for much of our inventory throughout the Bay.
Currently, Zona Romantica is leading in sales volume and units sold.
